What are your general guidelines for leasing? How will I know if I'll qualify?


We require proof of verifiable income, rental/mortgage history, credit report and criminal history.   Click here to download our full list of rental requirements & guidelines.


If we lease in a certain neighborhood, will we have access to amenities not in our neighborhood?


All of our resort-style amenities are available to every resident. One guest per resident is also allowed.


What lease terms do you offer?


Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Our lease terms range from 12 to 15 months.

 

Is boating or swimming allowed in North Lake?

No, boating and swimming are not allowed in North Lake to keep the waters beautiful & pristine for years to come.


What is your pet policy?

The Neighborhoods of Cypress Waters is a pet friendly community.

Cypress Waters has a 60lb limit and a 2 animal per unit limit. All dogs over 25lbs to 60lbs are only allowed to live on the first floor. In addition we do not authorize any exotic breed of animals, reptiles, or birds.  Cypress Waters does not authorize the following breed of dogs to live on the property: Rottweiler’s, Pit Bulls, Chows, or Wolf Hybrids.

For pets under 30 pounds, a  $250 refundable pet deposit is required in addition to a non-refundable pet fee of $250. For pets over 30 pounds, a $350 refundable pet deposit is required in addition to a non-refundable pet fee of $350. There is a  $10 monthly pet rent per pet. Only domesticated animals such as cats, dogs, fish and birds are allowed.


How much are your deposits?


One, two, and three-bedroom deposits are $150 - $350, plus a $75 administrative fee along with $50 per application for every applicant over 18. Call the leasing office for details.


Do you charge membership fees for the gym?


No, when our on-site fitness facility opens in December, it will be free for residents.


What kinds of events do you have at Cypress Waters?


We will offer all types of events, ranging from football watching parties, to holiday parties, meet your neighbor nights, resident happy hours, Saturday brunches and dog-friendly events.


What about parking?


We offer parking garage spaces in certain buildings as well as breezeway/tuck-under parking and detached or attached garages, for an additional charge. Everything else is open parking located all over the community.


How big is Cypress Waters?


Cypress Waters is a 1,000 acre master-planned development perfectly placed in the heart of the Dallas-Fort Worth Metroplex and just 5 minutes from DFW International Airport. Centered around a serene 362 acre lake, this community currently has 573 apartment homes in 3 neighborhoods - Parson's Green, Scotch Creek & Sycamore Park - with plans to build retail shops & restaurant as well as corporate campuses on the south side of the development.
